			<content:encoded><![CDATA[<p>You may have seen that in late August, the National Association of Realtors&reg; announced the introduction of their Short Sales and Foreclosure Resource Certification Program (SFR). According to the press release, &#8220;The program includes training on how to manage short-sale, foreclosure, and real-estate owned transactions, and provides resources to help Realtors&reg; stay current on national and state-specific information as the market for these distressed properties evolves.&#8221;</p>
<p>Now, while this program is definitely a step in the right direction for the NAR&#8211;who finally seem to have realized (about a year late) that knowing how to successfully process short sales and foreclosures is essential for Realtors&reg; who want to succeed in today&#8217;s distressed market&#8211;it seems to me that it falls a bit short of being the complete answer for a few reasons.</p>
<p>First of all, while the program promises that the two core courses (members must complete one of the two to be certified) will be available in online versions in October and, &#8220;at the end of 2009&#8243; respectively, at this point they are only offered in a one-day classroom format in very limited locations in 26 states. For example, the only course being offered in California is on November 12 at the NAR Conference and Expo in San Diego. Seriously? Only ONE class on ONE DAY for the ENTIRE STATE? Come on! Since Realtors&reg; are in desperate to get the skills and information they need to process short sales and foreclosures, this lack of convenient locations is a pretty serious downer.</p>
<p>Secondly, as I suggested in my introduction, the program seems kind of late in arriving&#8211;especially considering the fact that all the coursework required for certification still isn&#8217;t even available! In addition to the core courses not being available online until later this year, the online &#8220;webinars&#8221; Realtors&reg; need for certification (they must complete three) won&#8217;t be available until early October either. All of this makes the NAR&#8217;s announcement even less inspiring.</p>
<p>Finally, while the program does seem to offer a fair amount of education for Realtors&reg; looking for short sale and foreclosure processing expertise (or should I say will offer&#8211;once the courses and webinars are readily available), what it fails to provide is much in the way of continuous updates on short sale and foreclosure laws and regulations, access to each lender&#8217;s specific requirements and paperwork, and tools to successfully market themselves to potential clients. While the program&#8217;s website claims that it offers Realtors&reg; opportunities to, &#8220;Network with [their] peers, reach consumers and stay up-to-date on the latest news and events related to short sales and foreclosure transactions,&#8221; this is accomplished by joining the program&#8217;s Facebook page&#8211;hardly the kind of serious, professional support you&#8217;d expect from an NAR certification program!</p>
<p>So, while the program does have it&#8217;s positives, it&#8217;s pretty clear that Realtors&reg; who really want to have success in the short sale and foreclosure market will still want to use third-party sources like <a href="http://www.theagentcenter.com">The Agent Center </a>who specialize in providing the knowledge and support they need. This includes regular updates on applicable laws and regulations, specific lender packages and current submission requirements, and marketing and presentation tools to help sell themselves to clients.</p>
<p>It&#8217;s true that adding &#8220;SFR Certified&#8221; to their resume won&#8217;t hurt Realtors&reg; looking to profit from the wealth of short sale and foreclosure opportunities currently available, but it looks like an effective <a href="http://www.theagentcenter.com">third-party source </a>is still going to be a necessity!</p>

<p>1. Scout Your Area Ahead of Time &#8211; I don&#8217;t mean analyze where you are going to sit when the truck drops you off, I mean really get to know the area you are hunting.  Some of my most successful hunting seasons were started months before opening day.  Get permission to be on the lease you intend on hunting and scout out all the potential hunting spots. I would survey all the available hunting sites and &#8220;dry hunt.&#8221; Act just like I was hunting but not bring a gun (only a camera) to evaluate which areas had the most deer movement, biggest bucks and highest buck to doe ratios.  I would also walk the lease during midday noting the signs of the big bucks, and speaking of the signs of the big bucks:</p>

<p>2. Know the Signs of Big Bucks. When you know what you&#8217;re looking for, you can zero in on the spots where the trophy deer gather. Look for tracks.  Look at how big the tracks are, where they&#8217;re going, and how many there are, and you can see where the deer are moving. You also want to look for scrapes.  These are areas where a buck scratches the ground and sometimes urinates to mark their territory and attract does. Bucks usually do this below low hanging tree branches that are located on the border of heavy brush areas during the rut. Look for Rubs &#8211; Areas on trees or posts where bucks rub the velvet off their new antlers or mark their territory during rutting season.  A &#8220;rub line&#8221; is a series of a half-dozen or more rubs within a 100-yard area. The rubs are typically on the side of the tree that the buck is traveling form so noting which sides of the trees have rub marks in a rub line gives clues as to the direction of movement.  Observe how big the bedding areas are once you find them. No bucks will go through that area without leaving signs!</p>

<p>3. Understand Your Firearm. Know the ballistics of the cartridge and bullet you are using. Realize and be able to adjust for the distance you are shooting; the rise on short shoots and the fall on longer shoots.  Take some time to practice estimating distances. If possible, walk around the likely sighting areas ahead of the hunt, so you&#8217;ll know what length of shots you&#8217;ll be making and what sort of drop your bullet will make at that distance.</p>

<p>4. Know Where To Place Your Shot &#8211; Once you fully understand the aim and ballistics of your deer hunting rifle, you will be able to concentrate on where you are going to place your shot. A lot of other hunters don&#8217;t agree with me on my preference, but I am a &#8220;neck shooter.&#8221; A shot properly placed anywhere on the neck brings down your deer, right then, every time.  If you hit the deer lower on the neck the carotid arteries will be severed. If you hit the deer high on the neck you will break the deer&#8217;s spinal column. Finally, if you hit the deer in the center of the neck you will get a combination of both of these effects. If you&#8217;re hitting the dear from a broadside or quarter angle, you&#8217;ll hit the neck just as easily as the lower shoulder target area, and you&#8217;ll bring it down faster. Don&#8217;t ever try a full rear shot, unless it&#8217;s the only way to get a fantastic trophy buck; you won&#8217;t be nearly as effective at bringing down the buck, and it&#8217;ll be very uncomfortable to have to clean a butt-shot deer. Always make wise shooting decisions; making a fast, efficient kill is be the goal of all advanced deer hunters.</p>

Calls, Attractants and Rattles &#8211; There are other things you can use to get deer in your line of sight, like deer calls, rattling, and attractants; these are very hepful deer hunting tips that you shouldn&#8217;t take for granted. Preparation time is necessary for food-based attractants. Planting food plots takes time ant attention much as any gardening does.  Start your food plot a few months before the hunting season begins, so that you can get the deer accustomed to that food you are giving them. Usually calling or rattling will only work occasionally and only during the rut. I have had bucks come to my rattling slowly and cautiously out of curiosity when they were not in rut, but typically when it works well they tend to come rushing.  I have almost been run over by bucks when rattling in the field, so if you become proficient at this technique be prepared for quick action.  Proficiency is required, and it takes lots of practice. There is a learning curve associated with being able to actually mimic a call or recreate the sound of two bucks fighting. However, once you learn them, they can prove to be very effective.</p>
